Basements in Rock Hill, Fort Mill, and the surrounding cities are challenging spaces to drywall correctly. They sit partially or fully below grade, they experience higher humidity than the rest of the home, they often have foundation walls that must be furred out for thermal break, and many include code-required fire-rated walls between utility areas and finished living space. Rock Hill Drywall Pros has finished hundreds of basements across York County — from walk-out lake homes in Tega Cay to standard slab foundations in Rock Hill subdivisions — and we know exactly how to build a basement that stays dry, comfortable, and finished for decades.
Why basement drywall requires different materials
Standard paper-faced drywall is the wrong material for most basement walls. Below-grade walls have higher moisture exposure from foundation seepage, condensation, and elevated humidity. Paper-faced board in those conditions can develop mold within months. We default to paperless mold-resistant gypsum board (green or purple) for all below-grade and at-grade basement walls.
Fire-rated 5/8-inch Type X is required by code on the basement ceiling beneath occupied spaces and on walls separating the furnace, water heater, or attached garage from finished basement space. We install these assemblies to the specific UL listing required by York County building inspectors.
Basement wall systems we install
On foundation walls we typically install 2x4 stud walls held off the concrete with foam sill seal and pressure-treated bottom plates. Cavity insulation (rigid foam plus batt, or closed-cell spray foam) goes in before drywall. The studs are sheathed in mold-resistant board and finished to Level 4 standard.
On interior partition walls separating bedrooms, bathrooms, media rooms, and storage we use standard 2x4 framing with sound-attenuating batt insulation for any room that benefits from privacy. Bathroom walls get green or purple board; everything else gets standard mold-resistant board for basement use.
Code requirements for finished basements
York County building code (which follows IBC) requires several things in a finished basement that often surprise homeowners. Egress windows in every bedroom (typically 5.7 square feet of openable area, minimum 24 inches tall, 20 inches wide). Smoke and CO detectors hardwired and interconnected. A 1-hour fire-rated assembly between the utility room and finished space. Proper height clearance (7-foot minimum ceiling in most jurisdictions). Insulation per current energy code.
We do not handle framing, plumbing, electrical, or HVAC ourselves, but we coordinate with every trade and we will tell you up front what code requires for your specific basement plan.
Moisture management before drywall goes up
We will not install drywall against a foundation wall that has not been properly waterproofed and insulated. If there is any history of seepage, efflorescence, or water staining on the existing concrete, those issues must be addressed first — typically with exterior waterproofing, interior membrane systems, or interior drain tile to a sump.
Once the foundation is dry, we install rigid foam directly against the concrete (1 to 2 inches of XPS), frame the stud wall in front of it, fill the cavity with batt insulation, and only then install mold-resistant drywall. This assembly is the modern best practice for basement walls in the Rock Hill climate.
Finished basement uses we have built for
Media rooms and home theaters — typically with sound-attenuating board and Level 5 finish for projection screen walls. Home offices with private entrances. Bedrooms with code-compliant egress windows. Bathrooms and wet bars with full mold-resistant board specification. Guest suites with separate HVAC zones. Workout rooms, playrooms, and craft spaces. Wine cellars with insulated walls and humidity control.
